Introduction

Prospect House is a 1930s red brick semi-detached house on three floors, with a small attractive garden. Prospect House is accessed via the A171 and the A174. We are located a 5-10 minute walk from the town centre. Whilst we aim to meet the needs of all our guests there are some steps leading to the front door which might make access difficult for people with limited mobility.

There are floors and stairs on different levels which are not suitable for wheelchair users.

We regret that we are unable to accommodate pets.

Arrival and car parking facilities

  • There is a small car park at the rear of the building.
  • There is a maximum of three spaces available; however there is a road for offside parking.
  • We would be happy to assist any guest from the car park spaces to the entrance. The car park surface is tarmac, flat, marked out, signed and lit up.
  • There is normally enough rear access to a vehicle once it is parked.
  • There is a contact phone number displayed on the front bay window close to the front door.
  • There is a doorbell situated at the top of the entrance steps on the left hand side of the door about four feet up from the ground.

  • There is lighting at the side of the front door which helps guests locate the doorbell and key hole.
  • On approaching the house there is one small step one inch high to the wrought iron gate. There are four steps, three foot wide and seven inches high to the front path. There are two steps, three foot wide and five inches high to the front door.

Main Entrance, Reception and Ticketing Area

  • We do not have an alternative entrance.
  • Once through the front door there is a large heavy partially glazed inner door. However this is opened by the proprietor on answering the door bell. There is a coir hair mat at the door entrance; from there carpet covers the rest of the hallway and stairs.
  • There is adequate lighting in the hall and on all the stairs.
  • We can provide limited assistance to all our guests but are not able to lift.
  • When booking in you will be asked to fill out a registration form.
  • Music is only provided by way of a radio in the dining room and can be turned down on request.
  • There is a visitor's book and pen on the reception desk along with proprietor and taxi cards.
  • There is a file containing emergency numbers and useful info.
  • We do not have restricted opening hours. Guests are issued with a main door key along with their room key. All we ask is that guests show consideration for others during their stay with us, both in the communal areas and in their own room.
  • The reception desk is narrow and along the right hand side of the main hall. There is a bell situated on the top of the desk to attract our attention drawn to it on arrival.
  • The floor is level throughout the ground floor.
  • There is another door off the reception area which leads to our private living accommodation.

Public Areas

  • The main hall is accessed through manual doors as are all the bedroom doors.
  • Emergency signs and procedures are on and above all doors. All guests are asked to meet at a safe distance at the front of the property so that we can instantly assess whether everyone is safely out of the building.
  • The property has three levels and the public have access to all levels. The dining room is situated on the ground floor and the bedrooms are on the first and second floors.
  • All the flooring is carpeted including the stairs.

Public W.C.s

  • The public WC is situated on the first floor landing up two steps approx 6 inches high to the right hand side.
  • The route is up a flight of stairs covered in carpet.
  • The facility is unisex.
  • The approximate size of the facility is 4' x 4' and the floor is washable floor covering.
  • The door is solid and opens inwards.
  • There is a small hand wash basin and a hand towel holder.

Breakfast/Dining Room

  • The dining room has seating for 12 on 3 tables plus a sideboard along part of one wall. This holds juice, fresh fruit and individual cereal boxes.
  • All the seating and tables are moveable, all the same design and shape. Although tables may be put together if larger parties are staying.
  • Details of breakfast choices are given on guest's arrival.
  • Any allergies or special dietary requirements ascertained on arrival or when booking.
  • The dining room is situated on the ground floor and is carpeted.
  • The main course of breakfast is waitress served. Cereals etc is self-service but can be served on request.

Bedrooms

  • We have one en-suite room available on the first floor accessed by stairs. The furnishings comprise of; one double bed and one single bed, one dressing table with mirror above and chair, two bedside cabinets. There is one double sofa bed, a double wardrobe a folding occasional table and chair. This room can be adapted to accommodate a family.
  • A second double bedroom is found on the first floor with private bathroom. This can be used as a single depending on availability. It has a double bed and wardrobe, a vanity wash hand basin along with a dressing table area with mirror above.
  • On the second floor is a third double en-suite room. Comprising of a dressing table and mirror, two easy chairs, two occasional tables. There is also a built-in dressing room.
  • There are wall mounted combined TV/DVD players in all rooms. All have encased wiring.
  • All rooms have an electric kettle, hospitality tray and complimentary toiletries.
  • Guests are escorted to their rooms and the rooms are serviced daily.

Additional Information

  • Written and pictorial evacuation procedures are prominently displayed in all rooms.
  • The whole building complies with 2007 legal requirements and is non-smoking.

Prospect House Terms and Conditions

Confirmation of a booking by the client over the phone or by e-mail is deemed acceptance of these terms.
Prices
All published rates are correct. Prospect House B and B reserves the right to alter prices for any reason up to the date of the booking.
Availability
All bookings must be secured by a major credit or debit card.
Arrival and Departure
Booking in times between 4pm and 6pm. Please inform of any late arrivals to avoid the room being re-booked. Clients will be asked to complete a registration card.
Cancellations, amendments and non arrivals
Curtailment (see insurance). There is no charge, and any deposit will be returned, if a reservation is cancelled at any time up to 72 hours prior to arrival. In the event of non arrival or cancellation after this time , a charge equivalent to one night’s stay at the rate which the reservation was made will be levied. Normal terms of payment apply to these charges. For this purpose we reserve the right to set off the amount payable for such cancellation against our sister company Big Sky B&B. without prior notice or approval by the client where applicable. In the unlikely event that we cancel a booking prior to the scheduled day of arrival our liability will be no greater than the amount paid by the client in respect of any booking. Where possible we may , but are not obliged nor will we be liable to find alternative accommodation for the client in the event that we are unable to accommodate the client.
Payment
Settlement of the bill must be paid in full on arrival by cash or cheque secured with a banker’s card made payable to Wendy Truman. A receipt will be given on request.
Smoking
In accordance with July 2007 legislation, Prospect House operates a NO SMOKING policy within the building. For clients who do not comply with the law a charge of £50 will be levied to include the cost of cleaning all soft furnishings to remove the odour of tobacco.
Behaviour
Prospect House B&B reserves the right to judge acceptable levels of behaviour of clients who must take all steps of corrective action as requested by the proprietors.
In the event of failure to comply with such requests, we may terminate the booking immediately without being liable for any refund or compensation.
Comments and Complaints
Any comment or complaint regarding the stay should be made to Prospect House at the time of the visit so that matters can be resolved immediately.
Statutory requirements
Prospect House B&B is subject to statutory controls, including those relating to fire, health, safety and hygiene.
Liability
Other than death or personal injury caused by negligence of Prospect House B&B our liability to the client is limited to the price of the first night’s stay. Unless we are liable under the above clause, the client indemnifies us from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking or the client. Prospect House B&B will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its reasonable control. Prospect House B&B does not accept responsibility whatsoever for damage to, theft from, or theft of, vehicles parked on our premises. We reserve the right to charge guests the cost of rectifying damage caused by the deliberate, negligent or reckless act, omission, default or neglect of the client, to our property or structure. Should this damage come to light after the client has departed, we reserve the right to make a charge to the client’s credit/debit card via our sister company Big Sky, or send an invoice for the amount required to make good or remedy any such damage to the registered address. We will however make every effort to keep any costs that are incurred to a minimum.
Insurance
The client is recommended to have and is responsible to cover cancellation, curtailment, and loss of baggage, personal effects and money.
Data Protection
The information provided by the client may be processed by Prospect House B&B for the sole use of taking a booking. We will under no circumstances give your personal data to a third party other than our service providers. When making a reservation , your credit card or billing account details may be passed to third party service providers only when we are lawfully requested to do so by regulatory authorities. Such third party service providers will have access to the personal information needed to perform the relevant service. They may not, however use your personal information for any other purposes and are required to process your personal information in accordance with the Data Protection Act 1988.
Dispute
These terms will be construed in accordance with English law. Prospect Hill B&B and the client submit to the non-exclusive jurisdiction of the English courts.
